Building Trust Across Borders.
Belize, Nicaragua, Costa Rica, Panama and beyond, I built here, banked here, and raised my family here. Now I'm who people call before they buy the land, or make the move.

The Legacy
Thirty years in Latin America building businesses, infrastructure, relationships and trust
In 1993 a friend called with a spare ticket to Belize. I said yes before I admitted I didn't know where it was. A few years later I moved Carol and the kids overseas, and we stayed fourteen years. Everything I know about building and living here, I learned by living it.
Guiding Philosophy
How I Work
Skin in the game
I don't just advise on these markets. I've built in them: the resort communities, the bank, the Teak Timber farms and the sawmills. My money is where my advice is.
Discernment
Thirty years teaches you to see what's underneath a project. The best thing I bring is knowing which questions to ask before the money moves.
Humility
I’ve never walked into a market and known better than the people already there. You learn the local rules, respect the culture, and earn your place. Humility isn’t modesty, it’s the strategy.
Experience
Three decades building and financing real communities across Belize, Nicaragua, Costa Rica, and Panama. I've paid the tuition, so you don't have to.
The Book
How to Buy Your Home Overseas
And Get it Right the First Time
I wrote the book because the practical knowledge I wish I'd had thirty years ago wasn't written down anywhere. The mistakes, the questions to ask, and what I learned the hard way, so you don't have to. A fully revised second edition, with audiobook, is on the way.
